Commercial Leases - A Financial Road Map
A well-written lease defines the value of commercial property. When successfully administered, the business terms of the lease provides the owner with predictable cash flow to achieve their goals and objectives. Lease topics will include:
- Lease letters of intent (“LOI”)
- Lease form structures including absolute net, net, modified gross, and gross.
- Underwriting a Lease - Tenant Credit
- Effective Rent
- Common Area Maintenance (“CAM”) Charges including varying structures (base year, gross up, stops), estimating,
forecasting and reconciling CAM.
- Lease buyout strategies and computing commissions
- Tenant Improvement allowances

With a real estate career spanning more than 35 years, Domres has extensive experience providing acquisition, disposition, development, lease, and management services for multiple property types.

Domres is currently Vice President - Property Management for Physicians Realty Trust (NYSE: DOC) a self-managed healthcare real estate company organized to acquire, selectively develop, own, and manage healthcare properties that are leased to physicians, hospitals, and healthcare delivery systems. Locally, Domres was the 1995 President of IREM Milwaukee Chapter 13 where he received the Chapter’s Certified Property Manager of Year Award three times. A recipient of IREM’s Professional Achievement Award and the Louse L. and Y.T. Lum Award for distinguished contributions to the real estate profession, Domres is the architect of IREM’s Financial Analysis Spreadsheet Tool.

Involved in multiple professional and charitable organizations, Domres is an adjunct instructor for Marquette University, the Institute of Real Estate Management, and NAIOP.
